Happy Spring. As things start blooming and new life begins during this season, we would like to begin spring refreshed and renewed. Let's remember to keep our yards clean and free of debris. Remember you are allowed 4 potted plants on the front porch. They look so nice in the spring and bring a sense of community to our public housing units. Lawn care will begin again every week starting in April. Notices will be sent letting you know what day that maintenance will be on the property so you can prepare and not have your laundry hanging out to get dirty and to roll up your car windows.
All public housing units have been inspected by our inspector and maintenance team is doing all the repairs needed so we pass the HUD inspection that will be this year. Please note that HUD has changed their inspection protocols and will be looking for hoarding and infestation of roaches in public housing and HCV (Section 8) programs. If you have an infestation, please contact your landlord or if residing in Public Housing contact Crystal at the office for special clean outs. We want to present a beautiful property that is well maintained, and we can't do that without your help.
I hope you are enjoying our new addition to the historic westside community, Greenlawn Manor, an affordable senior housing property. Please remember this property has an onsite property manager and cameras are on the property for safety and security reasons. There should be no unauthorized vehicles on the property and public housing tenants please supervise your children and visitors. We have children jumping the fence to the pond and swimming and fishing in the pond. This area has no trespassing signs on it. Your help is greatly appreciated in maintaining this area and keeping the children safe.
Ducks, we love our ducks so please slow down when driving through the community. We also have children that play outside in the evenings and on the weekends. Please use caution.
As many of you noticed there are many empty units on Greenlawn, Brooks, and Oleander Streets. These units have been approved by HUD for demolition. We will not be filling those vacancies. As we move closer to receiving funding for Phase II of our redevelopment project, we will keep you informed to our progress. We have applied for funding for Enterprise Homes for 3 years now this year will be the 4th.
In the meantime, the Live Oak Homes property that was flooded during Hurricane Ian in 2022 has been designated by HUD as a natural disaster. The agency has a developer on board and have acquired over $20 million for the Landings at Live Oak project which will include up to 80 units of family housing.

NAHRO "What Home Means to Me" Poster Contest
Calling all youth artists! Compete for the chance to win cash prizes and a trip to Washington D.C.! Since 2008, the National Association of Housing and Redevelopment Officials (NAHRO) has
celebrated the unique and poignant art of children living in affordable housing. The poster contest is conducted in multiple rounds: 24 regional winners compete nationally, and the 12 winners are featured in NAHRO's "What Home Means to Me" calendar the following year.DEADLINE: June 20th, 2025
ARTIST REQUIREMENTS

NSBHA provides services to seniors, low-income families, at-risk youth, and the homeless. Serving the New Smyrna Beach Housing Authority as Board Chair for 12 Years, rosemary walker has made an impact in our community and the lives of many individuals and families. Rosemary was instrumental in transforming NSBHA from a troubled agency in 2010 into a high-performing agency in 2012. Though she has decided to step down from her position, we will never forget the effort she has put in to make housing affordable, fair, safe, and accessible for our local low-income families, seniors, and individuals. We are thankful to know and to have worked with rosemary for the last twelve years and we wish her happiness in her future endeavors.

County Approves Funding for Construction of Low-Income Housing
Great news for New Smyrna Beach and Volusia County!
Many of us experienced first-hand the destruction Hurricane Ian caused to our homes, neighborhoods, and communities. The tragic loss of the Live Oaks Homes public housing community displaced many low-income individuals and families.
New Smyrna Beach was not the only Housing Authority affected, either. Collectively, nearly $20 million was lost by three of the county's Housing Authorities due to Hurricane Ian. This disaster only increased the extreme need for local affordable housing.
In response to this need, the county Has approved the use of $10.4 million of Hurricane Ian recovery money for the construction of 280 affordable housing units. This is incredible news for the County and New Smyrna Beach.
$3.6 million will be used to build 60 new affordable units right here in New Smyrna Beach where the old Live Oaks Homes community was before the storm. This new development will house many of the low and very low-income individuals and families in our area who are in need of stable, safe, and affordable housing.For more Information, see the full article in the Daytona Beach News Journal.
- Stay hydrated by drinking a lot of water.
- Eat light, nutritious meals. Avoid hot foods and heavy meals.
- Avoid alcohol, tea, coffee, hot and spicy foods, and sugary drinks.
- Make sure to get enough rest.
- Use an umbrella or wear a hat to create shade from the sun.
- Wear lightweight, loose-fitting clothing.
- Use sunscreen to protect your skin from sunburn. Limit your time in the sun if possible.
- Take advantage of air conditioners and fans when possible.
Hurricane season begins June 1st and ends November 30th, but storms CAN occur outside of this timeline!
Hurricane Watch-
A Hurricane Watch is issued when a hurricane poses a possible threat, generally within 48 hours. The watch means that these conditions are possible for the watch area.Hurricane Warning-
A Hurricane Warning is issued when a hurricane is expected in 36 hours or less. A hurricane warning can remain in effect when dangerously high water or a combination of dangerously high water and exceptionally high waves continue, even though winds may be less than hurricane force.The Saffir-Simpson Hurricane Wind Scale is a 1 to 5 rating scale used to categorize hurricanes. The ratings are determined strictly by the sustained wind speed of a hurricane. Hurricanes are categorized using this scale as an estimate of its potential for significant property damage and the possibility of lives lost.
Residents can prepare for a hurricane or large storm in the following ways:
-Identify where you plan to go if evacuation is necessary
-Ensure your vehicle is filled with gas
-Identify transportation options if car is not available: local emergency pickup services, bus stops, friends, or relatives
-Gather essential items in case of evacuation:
-Medicine, medical supplies and equipment
-Important documents, i.e., identification, social security cards, medical cards
-Insurance documents
-Contact information for doctors, service providers
-Provisions for petsIf sheltering in place:
-Ensure essential items available:
-Canned food
-Water
-Baby supplies
-Battery powered light, fan
-Phone charger

Special Needs Registry
If you or someone in your family has a disability, special needs, medical equipment that uses electricity, need assistance taking medications, or require transportation for medical reasons Volusia County Emergency Management urges you to register on the State's Special Needs Registry.
The special needs registry is for Volusia County residents who may need special assistance or support during a disaster such as a hurricane. The information you provide will be accessed by first responders so that they may better prepare and assist during disasters and emergencies.
The Florida Department of Health assures your information will be private and protected.

For individuals who do not have access to the internet or need additional assistance, please call 386-254-1500.
If you are registered for the Special Needs Registry, ensure that your information is current and up to date.
Individuals requiring 24-hour care such as hospitals or ventilators should consult their health care provider in advance to prepare arrangements for hurricane season.
Trash days are Tuesdays and Thursdays. Please remember to take out your trash on these days.
Please do not leave trash cans on the side of the road.
After garbage is collected on Tuesday and Thursday, please retrieve your garbage can and remove it from the side of the road.
Please keep your yard and property free of trash and debris.Please ensure that children outside of the home are under adult supervision.
Unsupervised children do not have permission to be on the grounds of Greenlawn Manor Senior Living.
No fishing.
Fishing is not allowed in the pond at Greenlawn Manor. If you are found fishing from the pond, you risk being trespassed from the property.Check in with FSS coordinators often!
Move to Work (MTW) Information
The NSBHA is now a MTW organization. Individuals and families on Section 8 or in Public Housing are required to work a minimum of fifteen hours per week (unless exempt) and enroll in the Family Self-Sufficiency (FSS) program.
The Family Self-Sufficiency (FSS) program can help you save money, continue your education, and connect you to other resources to enhance the self-sufficiency of you and your family. NSBHA has created a private Facebook group for only those enrolled in FSS through NSBHA. This Facebook group is a great resource for communicating with other people who know exactly what you are experiencing. Communicate about job openings or ask for help job searching, sign up for financial literacy courses, stay updated on FSS changes and/or events, and build a trusting community.
We truly are all in this together and with this resource we hope you are able to build connections on a deeper level, reach out for help, and discover resources you may not even know exist.
As a community, we can accomplish so much more than we ever could on our own. The FSS team at NSBHA wants you to succeed and we are here to help.

Nate Jenkins, Maintenance Technician
A man who needs no introduction, Nate Has been working for the housing authority for nine years. Hired in 2016 on February 18th, Nate has been working hard to improve the lives and living conditions of those living in public housing ever since. Providing maintenance services with a smile, many of us know Nate for his fun-loving and sassy attitude. You can tell just based off a short interaction that Nate truly cares about the individuals and families in public housing.
When Nate isn't working, he enjoys spending time with his son.Thank you, Nate, for your hard work and service to our community!

The NSBHA FSS Program is designed to help NSBHA residents and their families become more self-sufficient. When you participate in FSS, you will be opened up to a wealth of resources ready to assist when things in life get tricky.
Yaritza Gomez, an NSBHA FSS participant, can attest to how FSS was able to help her and her family on their journey toward self-sufficiency. At First, Yaritza says she "Didn't think much of the FSS Program" and she was almost ready to "call it quits" on FSS altogether. However, after taking over the FSS program, June was able to reach out to Yaritza and inform her that two-thirds of her goals were already completed! This gave Yaritza a newfound hope and motivation to complete the program.
Though Yaritza had already made great progress, she was struggling to maintain momentum in completing her goals. Yaritza works hard making a living to support herself and so does her stepfather. They share the family car to fulfill their obligations, but they work at different places and have different schedules. This makes sharing the car difficult and causes stress for Yaritza and her family.
Yaritza began actively participating in FSS, fulfilling her work requirements and checking in with June, the FSS coordinator, often. when June was made aware of Yaritza's struggle to get to and from work, she became worried Yaritza would lose her job and be unable to meet her FSS goals.
One of the many jobs of FSS coordinators like June is to help FSS participants connect with resources that can help them become self-sufficient. Knowing that Yaritza was struggling in this area, June got to work.
Connecting with local resources June was able to help Yaritza find a solution to her transportation issue. This solution will help Yaritza keep her job and open her up to other freedoms as well. One of these freedoms Yaritza will be able to explore is her education. Yaritza has also been presented with the opportunity to take a one-day phlebotomy class. If she chooses to make a career out of this opportunity, her income will undoubtedly increase thus increasing her escrow.
Now, Yaritza has come a long way from doubting the FSS program. She states, "I didn't think it was going to be as useful as a resource as it turned out to be." Now she is focused on not only completing her FSS goals but also adding new goals and extending her FSS contract "to accomplish more positive goals in [her] life."
