What's Inside:
A Message from the Director, Teresa Pope
Merry Christmas and Happy New Year! I want to take the time to look back at this year and the blessings bestowed upon us.
Greenlawn Manor, our 80-unit senior affordable housing property, was completed and ribbon cutting ceremony held in recognition of all the community's hard work.
This $23 Million project now houses seniors in our community that have been paying up to 90% of their income for rent and utilities. With the help of Project Based Vouchers that stay with 70 of the units in the property, those seniors now can afford to live happy lives in a beautiful facility as long as they want to.Thank you to:
SEV Chamber of Commerce: Stephanie Ford for the ribbon cutting ceremony.
and thank you to our developer Partners:
Joe Chambers and Smith & HenzyStay tuned for more exciting developments coming to the Historic Westside Neighborhood. All of us at the Housing Authority work hard to serve our community and look forward to a prosperous 2025 where the New Smyrna Beach Housing Authority will be celebrating its 75th anniversary in New Smyrna Beach.

As temperatures drop, it is important to take measures to stay warm to avoid getting sick.
Wearing thick socks and sturdy shoes will keep your feet warm and dry.
Layering clothing traps body heat and can help to keep you warm. Start with a base layer, add insulation, and finish with a water/windproof outer layer.
Stay dry. Moisture can make you feel colder.
Eat nutritiously and stay hydrated. The body burns more calories trying to stay warm so nutrient-rich foods are necessary in the cold weather.
If you are in need of warm clothes or blankets, check in with the Community Resource Center at 1106 s. orange street as well as local churches and thrift stores.
Follow the housing authority on Facebook for updates about cold weather shelters.
The NSBHA is now a Move to Work organization. Individuals and families on section 8 or in public housing are required to work a minimum of fifteen hours per week (unless exempt) and enroll in the Family Self-Sufficiency program.
The Family self-sufficiency (FSS) program can help you save money, continue your education, and connect you to other resources to enhance the self-sufficiency of you and your family. If you have any questions or are interested in the FSS program, please visit the main office or contact June Anderson.

Meet our newest addition to the staff, Ryan Kirby!
Ryan Kirby is the New Smyrna Housing Authority's newest staff addition!
Ryan can be found in the CRC or the main office or maybe wandering around the NSBHA--but he always has a positive attitude and a readiness to help. Honorably discharged from the United States Army in 2011, Ryan worked for nine years as an air assault trooper serving with the 101st Airborne Division. Later receiving bachelor's degrees in social work, clinical psychology, and mathematics from UCF, Ryan brings a wealth of knowledge and experience to the NSBHA. With 12 state certifications and 2 federal certifications in case management and counseling, Ryan is prepared to assist the community in a number of ways. His experience in case management has prepared him for his current position, helping individuals connect to resources, reach goals, and obtain housing.
In the CRC, Ryan helps people with connection to resources, obtaining food assistance, receiving homeless identification cards and/or letters, and providing case management to those in at-risk populations. With FSS he guides residents in obtaining financial independence through education and empowerment.
Join us in welcoming Ryan Kirby to our team!
